Testimonio II, Montecarlo

Located on one of the last large building lots in the Principality of an impressive 9,755 m², gently sloping from the Boulevard d'Italie to the Avenue Princesse-Grace, this ambitious project, launched in the second quarter of 2017, was inaugurated in late 2024 in the presence of His Serene Highness Prince Albert II.

Testimonio II is perfectly located near a range of leisure and business attractions and within walking distance of the Monte-Carlo Bay Hotel & Resort.

 

Testimonio II includes 378 residential units spread over two residential towers of 25 and 30 stories, a 50-seat daycare center and a new home for the Monaco International School with 800 students. Other luxury accommodations include the 56 large Bay House apartments and five magnificent villas ranging in size from 250 m² to 1,000 m², each with a roof garden and private pool, a set of luxury properties rare on the Monaco market.

Witness II fits into a Monegasque context of cutting-edge, environmentally friendly urban development. Luxury, avant-garde, and exclusivity are the key words of the Bay House residential project, which will help attract many investors to the Principality.

 

This ambitious project, which has been underway for more than a decade, demonstrates innovation in construction and engineering:

- 155,000 m² of floor area on a 10,000 m² plot.

- 240,000 m³ of excavated earth for terraces and structural foundations.

- Use of 120,000 m³ of reinforced concrete and 16,000 tons of steel.

More than 800 professionals worked together on a daily basis to realize this extraordinary feat, resulting in two iconic towers of 100 and 110 meters.

 

The development also emphasizes sustainability, incorporating 2,150 m² of green space and achieving NF Habitat HQE certification, a hallmark of eco-friendly construction.

For this project we collaborated with a Monaco-based installer, for whom we manufactured and supplied DLPA series high induction frameless linear diffusers for “concealed” installation.

 

 

Thanks to the conformation of the converging baffles, these diffusers provide excellent room comfort by exploiting the Coanda effect and the principle of induction, allowing a diffusion that strongly limits thermal stratification and reducing residual velocities in the occupied zone.

 

The special feature at this site has seen a lot of customization, with a great number of special plenum designs (in shape, size and number of connections) to be installed “ad hoc” both in the different housing units mentioned above and in the luxury villas.

The multiple customizations involved different stakeholders, with the aim of optimizing both the production and the subsequent phase of the installer, finding an excellent compromise between the much sought-after aesthetic requirement and a proper functioning of the product, through our attention to the meticulous requests of the customer.

 

The supply was divided the about 30 orders and related deliveries, for different installation references, from 2022 to 2024.
